Average Hotel/ Gaijin houses Rates for Sapporo Japan?

My Brother, my friend and I are all planning a trip together to Japan next year. My brother and I both have been to Japan as exchange students for a month at one point in time, and he has gone back for a few months as well.
I have been trying to find an about cost of how much we each need to save for boarding cost, and travel web pages are just giving me a headache.
What is the average ammount that we should aim for for hotel/forgen housing costs?
Any reccomndations for places in Sapporo? (preferably close to Ebetsu)
And if anyone has stayed in a Gaijin house before, how was the experience?
